A professional home inspection is generally a standard condition of your real estate purchase when you are buying a home and it's a super important part of the process!  There are a few normal maintenance items that come up regularly in inspections so as a seller it’s a great idea to address these issues prior to listing and help to make that part of the sale process go smoothly! Here are a few items of note:


  1. Furnace Maintenance & Service including regular changing of filters - Mechanical service is generally recommended every 12-24 months depending on the age of the furnace and cost will vary depending the extent of service & provider. Furnace filters should be changed often & length of time depends on the filter & your home environment i.e. if you have pets, etc.  To simplify the process we recommend buying the 4 pack and change them quarterly on the 1st of the month…then it’s easy to remember January/April/July/October.                  
  2. Water Heater maintenance - the regularity of service depends on the type of water heater but chances are if you have never had it serviced, you should!! Our Regina water is tough on our water heaters for sure and if you rent your heater, regular service should likely be part of your contract.  If not call any qualified plumber to help you out!                                                                             
  3. Proper Grading - this comes up more often than not because of ground or concrete settling near the foundation of your home. One of the biggest culprits of water issues in basements is improper grading so It’s super important that water runs away from your foundation. One of the simplest remedies is making sure that extensions on your downspouts are suitable …and at this time of year it’s the one thing you can address, as well as moving all of that snow away from the foundation walls.  Once it has melted you want to be sure that the ground level is taking water away from the foundation and it may require topping up the soil levels to accomplish that. If you’re not handy in that regard of course we have great landscape companies in Regina that can help out and make sure you get the right product to address the issue!

There are a lot of moving parts in the purchase of a home and assembling a good team that you are happy working with is really important!  Of course finding an agent to work with to help you find that home is the first thing you may think about but the “team” also consists of a mortgage broker, home inspector and a real estate lawyer.  We can help guide you through that process of prurcahsing in the Regina area and refer you to great qualified people in those industries as well.   

1. First things first, we always recommend that our clients meet with their lender or mortgage broker to discuss the process and obtain pre-approval, for two reasons:

(1)    We want to show you properties that not only meet your wants & needs but also fit your budget.  So knowing what that number is before you start the process allows us to focus on the right options for you.

(2)    Having pre-approval and a mortgage broker who knows that you are actively in the process of house hunting will help to make the official financing approval more seamless when you have an accepted offer on a property.  It is standard to have a condition to your offer to allow a time period for financing approval and the time required is reduced when your broker has a head start! 

You may choose to deal directly with your bank and their mortgage professionals or choose to deal with a mortgage broker. Think of a mortgage broker as a matchmaker….they match up homebuyers and lenders and find the best option for you based on your specific situation. If you choose a mortgage broker, you work directly with them and they act as an intermediary between you and the lender.

2.  We always recommend a professional home inspection be completed on the home you are potentially purchasing so you have the peace of mind of knowing what things you may need to address in the short or long term and can plan for those items in the future.

A home inspection is an objective, professional examination to visually assess a homes’ interior & exterior features and systems.  The purpose is to provide the client with a better understanding of the property conditions, as observed at the time of the inspection. The report you receive identifies not only the positive aspects of the home, but points out the defects or repairs (major or minor) that you may not have been aware of. This provides you with the opportunity to budget for those repairs or upgrades and to make an educated decision on the final purchase of the home based on that information provided.  Knowledge is power!

3.  Choosing a lawyer is the final step in your home purchase process. It's essential to have a lawyer handle all the various legal documents involved in the purchase of a home and we recommend choosing a professional who is experienced in real estate law.  We can help you with referrals and get an estimate of all the legal costs you can expect including the land titles transfer fees which are standard in any home purchase.

The good news is that when you work with a realtor to purchase your new home we help coordinate and facilitate the transaction from the showings & offer process, the home inspection, and providing all documentation to your mortgage broker/lender and lawyer.  We are with you from the beginning of your house hunt until move-in day!  Our goal is to help make your home purchase a simple and enjoyable activity.

So first, choosing your real estate agent!  The whole point of working with a real estate agent is to have a knowledgeable professional represent your interests throughout the home-buying process, from identifying possible homes to closing the deal. So you want to find an agent who has your priorities and best interests at heart.

What things should you consider when you are choosing your agent? 

  • Compatibility: Is the agent someone you would enjoy working with? You’re not looking for a new best friend, but you’ll spend a lot of time with your agent as you view homes, discuss strategy, fill out paperwork, and the myriad of other activities involved in finding & buying the right …or “right for now” home.
  • Understanding: It’s important that your agent “gets” what you’re looking for in a home. Otherwise, you’ll both waste your time looking at properties that aren’t a good fit for you…that being said it usually takes looking at a few homes to narrow down your preferences and really get a feel for what you are liking…or not!
  • Availability: Look for an agent who’ll work with your schedule. You don’t want to find yourself missing opportunities because you can never find a common time to meet. That is one of the benefits we offer as a team….sometimes you get both of us but if one isn’t available the other one is.  We like to say you get 2 for 1 when you choose the W2 team!
  • Trustworthiness: Your agent has what we call a “fiduciary duty” to you; that means your relationship is based on trust and confidence. You need to work with someone you trust to deal with you fairly, to keep your confidential information….confidential, and to represent you with both honesty and integrity.

We would also add to this list that you should feel that your agent will work well in communicating with both the seller of a property when required and the seller’s agent through the process of negotiating a purchase on your behalf.  Having good communication skills and a positive working relationship with all parties involved will be helpful in producing a good end result!

Here's just another perspective on the state of the Regina real estate market may often weigh in the buyer's favor but to say it's a buyer's market may be too depends on the day and it depends on the property. We have had a number of buyers lately that because of the criteria of their needs & wants there is actually nothing to show them on some days even though we have a high number of listings, so it's not every buyer's market clearly!  When there are a high number of listings it creates competition in the market that can affect selling prices so it is more important than ever to be realistic in your listing price and your expectations of the end result. If you are priced properly in the market, the the right buyer will come.  Regina real estate is an interesting evolving market and our job is to stay on top of it and make sure we are watching the indicators that can affect our clients whether they are buying or selling.

So the good news is that you have found the perfect new place! Now the not-so-fun part is planning for the move and we’ve all been there… takes longer than you think it will to pack up and you have more stuff than you realized!  It’s a universal truth of moving Smile  Here are some tips to help make the process simpler:



Here is a great article from Style at Home magazine and we especially like Tip# 13 that recommends packing a "Moving Day Kit" with all of the essentials that you will want quick and easy access to without having to hunt!


Also some great additional tips here from Buzz Feed….we love the idea of taking a photo of the back of your electronics so it’s easier to hook them up in the new space!


Here are a couple of our tips to help out with the process as well….       

  1. If you are moving from a larger to smaller space, when you are packing up your kitchen tools, dishes, glasses and serving pieces, it’s helpful to separate out the items you will use most often from those you would still like access to occasionally but you may not have room to store in your new kitchen space. Those boxes can be set aside and dealt with later rather than having to filter through them when you are unpacking and just trying to get settled!  If the boxes are labelled in detail you will always know where to find those martini glasses you may want for your housewarming party! Cheers to that!
  2. We recommend FrogBox for their eco-friendly reusable and plastic moving boxes and even wardrobe boxes to make packing up your closet easier.  You can rent them on a weekly basis and they even drop them off and pick them up when you’re done!
  3. We also recommend the Express Address service to manage the changeover for all of your services and utilities… stop online and easy to use!

Having vision is “being able to see something as it can be rather than how it is”.  That is true in many things but today we’re talking specifically about how having vision can be very helpful in the house hunting process and being able to see past the surface can be beneficial, and is sometimes absolutely necessary!!   :)


Unless you are purchasing a brand new home where you get to choose everything and have it finished to your personal taste it is likely that you will find something you would like changed in every single space and then it becomes more about the location, and the basic bones of the home. 


That being said, there is no doubt that great staging can make a difference in the appeal of a home and great décor and furniture placement can you show you how can live in a space,large or small, which is something to keep in mind when you are selling by the way.  However, we always remind our clients that even when it looks great that they are not likely purchasing the décor so they have to be able to see past that to the space. And when it doesn’t look so great …it’s not your style and you hate the paint colour and the carpet, those things can be changed easily and fairly inexpensively to suit your style.  Also, an older home may hold appeal for a number of reasons including size, location, established landscaping and so on but maybe you love the open concept living for example in newer plans so you have to be able to see the potential of reconfiguring space by eliminating walls or possibly redesigning the kitchen to accomplish that. 


So whether it is a minor change involving cosmetic details or a major reno, having a bit of vision can allow you to see  the possibilities and potential of how you can make any house your home with your personal style!

The most obvious thing is the condition of your lawn and front yard and you can spruce that up with little or no cost!  For example, if your flower garden is looking unruly and your front lawn is patchy or overrun with weeds, or maybe remnants of last summer’s plantings are still in your pots…not judging by the way…mow the lawn and add some new sod if necessary, pull the weeds and get rid of the mess!  Also, adding red cedar bark or coloured landscape stones goes a long way to freshening up flowerbeds especially at this time of year when plants are small or non-existent.

A well maintained yard is an indication of how you maintain your home and it’s the first thing they will see. It doesn’t need to look like the cover of Better Homes & Gardens, it just need s to look neat and well cared for. 

2 Add planters to front porch or step
Adding planters (even store bought, ready-made ones which are now readily available) can go a long way toward creating a welcoming streetscape.  They not only add colour and personality, they send a message that you enjoy and care about the surroundings of your home. And if you have a porch large enough to accommodate furniture, stage it with a bistro set or a pair of comfy patio chairs and a table as well as some container plants or hanging baskets.


3 Think of adding mature plants
If you have flowerbeds, adding larger mature plants is a lot easier than buying several flats of annuals and it will give a greater impact of larger plants and instant colour. 

4 Don’t forget your driveway

Since your driveway is one of the first things a prospective buyer will notice, it’s a good idea to freshen it up.  Adding a sealer to an aggregate driveway and cleaning off any stains from cars parked on the driveway and  simply sweeping off any loose stones can make a big difference. 


5 Windows & window treatments
If adding new windows is not in your budget then you want to do what you can to make them look their best.  Have them clean and sparkling before you list your home and they will look better from the outside and also improve the view from the inside!  Matched blinds or draperies can also add consistency to the exterior appearance of your home so you may want to go outside and take a look at what people see when they look at your home for the first time. Adding simple venetian blinds, or any blinds that are the same style, to street facing windows can add consistency to your home’s exterior, and have an impact on the inside as well as outside of your home.

6 Spring for new accessories
Adding a new mailbox, house light and cool new house number is a great and inexpensive way to update your home’s exterior!   The big home improvement stores carry well-priced and yet stylish options for all of these items.

7 Add some lipstick!
If you have a home exterior trim that requires touch up, adding a fresh coat of paint can do wonders for curb appeal. Also, adding a new fresh colour to your front door can add impact and introduces all guests or potential buyers to what lies within!!  So make it great Smile

We were recently discussing pricing with a client and heard the words we have heard many times before……

” I would like to get this $$$ amount for my property and list at this $$$ amount” after we had provided information on comparables that would indicate something significantly lower Wink


If only we could wave a magic wand and make it that simple, we would!  Smile


The process of determining a list price for a property requires consideration of a number of factors including recent comparables(active listings and sales more importantly), market conditions(supply&demand), and location, condition and features of the subject property.  And while of course we are mindful of what a client needs or wants to see from the sale of their home, that can’t be the primary factor in pricing but rather the deciding factor as to whether or not they want to sell at any given time.  And keep in mind that your agent wants you to get the highest number possible for your home as well!


This is where it’s helpful to understand the process and trust the guidance your agent is giving you in regards to pricing.  A property is worth what someone is willing to pay for it on any given day but overpricing can result in potential buyers overlooking the property completely because it falls outside their range. So rather than presenting an offer and finding some middle ground, they may eliminate it from their list of possibilities altogether.

There has been a large number of active listings in the Regina real estate market recently combined with higher than average inventory in new construction resulting in a softening of pricing in some areas of the market in particular.  That being said, the snow is gone …finally….and as stated in this Leader Post article sales were up in April and our economic indicators are healthy so onward and upward!


So when is the best time to buy or sell…..whenever you need to or decide it’s time for a change! You never know who might be looking for a house exactly like yours on any given day and people move at all times of the year.  If you are a buyer today, there are lots of options for you!
